RentersMore people are renting due to the economic recession and stagnant wages, which means that your competition for having a rental application approved is significant. How can you sway a property management company in your favor?
  1. Know your credit history: Request a free copy of your credit score and remedy any errors that may cause an issue. If a property manager asks about a credit blemish after conducting a background check, it's better to be upfront about past mistakes than to try to push it under the rug. Explain that you're aware of the issue and mention what you're doing to fix it.
  2. Plan your budget: Property managers are attracted to rental applicants who can prove their ability to pay rent on time and in full. Because of this, they will often ask to see your last month or two of paychecks and/or bank statements. If you are careful to only apply to properties within your budget, this shouldn't be a problem.
  3. Give a good first impression: No one likes nuisance, so be on your best behavior and dress appropriately when visiting properties. Property managers will be impressed by your respect for them and the rental application process.
  4. Be honest about pets: Hiding the fact that you have a dog or cat may help you evade fees at first, but if you pet is discovered by management you could be subject to pet fees, cleaning fees and even eviction. It's always better to be honest upfront.
  5. Budget for initial fees: Apart from first month's rent, you will likely have to pay an application fee, a security deposit and a pet deposit before even moving in. Ensure that you have enough money in the bank to cover these initial fees so the property manager isn't put off by your lack of cash flow.
